Cornwall CLT is pleased to report success with planning permission at Hendra Prazey, St Dennis (27 new homes including 23 social rent and 4 self-build).
There were difficulties with the planning process, because of the proposed location and local objections, principally centred around access and road safety and lack of pavements on the approach roads. Cornwall Councillors on the Central Planning Committee however felt that the provision of 23 affordable units for rent to local people in perpetuity outweighed other concerns and supported the application at its Committee Meeting on 29th July.
Dick Cole Cornwall Councillor said after the meeting: “The original application was for 23 ‘affordable rent’ properties. As the divisional member for St Dennis, I am grateful that the Community Land Trust took notice of representations from myself and others in the community to change the scheme to social rent units, which are more appropriate for the income levels of the local parish. I am also grateful that the development will include a local lettings agreement that will prioritise households from St Dennis Parish, and that the Trust has committed to working with the Parish Council in publicising future lettings.”
Julia Clarke, Chair of St Dennis PC, said “Now that this application has been resolved I have met with CCLT, and St Dennis Parish Council are looking forward to working together to make sure that all our concerns and objections are understood and, where possible, will be taken into account during the next stages of the development. We will be holding community information events jointly with CCLT and Aster, the proposed delivery Registered Provider. These will be when the 23 affordable homes are nearing completion to make sure that residents of St Dennis parish know how to apply for one.”
