Affordable Led Housing, Nancledra

Cornwall CLT has submitted a planning application to Cornwall Council for the construction of 11 homes and a public open space for the siting of a future community shop in Nancledra. The exception site at the edge of Nancledra will provide 7 affordable homes and 4 open market homes. Viability work carried out by Cornwall CLT shows that the 4 open market homes are essential to cross subsidise the whole development and allow the 7 affordable units to be sold at a discount from their open market value. As the site is within an Area of Outstanding Natural Beauty the designers have paid particular attention to siting and designing the homes so that they will have the least impact on the surrounding area.

A public open space will be provided as part of the development which will be owned and managed by the Parish Council who are investigating the potential for a community shop to be sited on the land. This would provide a valuable local facility for the community which currently has no shop or post office.

Cornwall CLT has been liaising with Towednack Parish Council over the last 2 years about the project and has carried out two community consultation events in the village. At the second event in March 2015 Cornwall Council carried out a housing need survey to verify that there is still a need for affordable housing in the area. A need for affordable housing was originally identified in a parish wide Housing Need Survey carried out by Cornwall Council and Towednack Parish Council in 2012.
